Hard Money FAQs
A hard money loan is a secured loan backed by the property being purchased, with the term "hard" referring to the tangible asset that secures the loan. Hard money is also known by the terms bridge and private capital. These loans are commonly used by investors to buy a range of property types to fix & flip, for ground-up construction, and short-term bridge loans for purchase, cash-out, or refinance. Unlike traditional loans, hard money lenders focus more on the property's value and cash-flow as to qualify rather than the borrower's creditworthiness and personal income.

Hard money loans are short-term investment loans optimized for the borrower looking for flexible qualifying, quick closes, minimal documentation, and an investor-focused experience.
Typically none for most of our loan types and the only fees that would be passed on are for credit pulls, appraisals during loan underwriting, and any services that may need to be hired during the transaction (survey, other inspections) for more unique situations
ARV is the after-repair or after-build value of subject property after rehab or new construction. This value is determined with an "As-Is & ARV" appraisal or BPO (broker price opinion) which is completed after the borrower supplies the budget and any supporting documentation to help the appraiser determine the correct market valuation once completed.
Draw funds are disbursed once a group of items is completed by the rehabbed / builder. Invoices are supplied for the work completed, and funds are quickly disbursed to cover the work completed, and provide the capital for the next group of budget items. Typically the approx number of draws, budget grouping, and general timing is set at close so draw expectations are clear for all parties through construction completion.

In real estate, the Debt Service Coverage Ratio (DSCR) measures a property's financial performance by comparing its gross operating income (GOI) to its PITIA - debt obligations, property tax, insurance, and HOA/Condo expenses (if applicable). This - DSCR or "ratio" - indicates the extent to which the property's net cash flow covers its monthly expenses. Don't worry - you're able to finance with TeamDSCR at any cash flow (DSCR #) - it's just that your DSCR (positive or negative) will determine the final loan rate.
